- Location and neighborhood – Always choose a location nearer to your work place, college or school. Look for the lobby and staircase elevators etc so that you may not face a problem later on. - Lease, breaking the lease, sub-lease and rent – Lease is an agreement which signed at the time of renting the apartment. A lease is usually for 6 months or 1 year. The lease is an evidence agreement that the occupancy will be for that specific period of time. Once the lease gets finished it can even be updated or renewed.
- If the lease gets broken – When signing the lease it is very important that you understand the terms and conditions clearly at the same time make sure that you know about consequences to follow in case of breaking the lease.
- The land lord may also ask for a security deposited refundable at the time of vacating the apartment.
- One needs to inform about 1 -2 months in advance before vacating the apartment.
- Costs like electricity and water taxes are not usually included in the rent. These costs are called the utility costs.
- Always read the lease thoroughly before signing it. Confirm that the lease has rent amount and other promises made mentioned in it.
- Rights and responsibilities of the renters – HUD makes sure that the landlords abide by the law. It is necessary that one knows about their rights and responsibilities. The renter should not discriminate between people when lending the apartment. For ex – refusal to lend it to families with children. The law does not apply to the buildings with lesser than five apartments as they are considered to be the home of the residents.
- The option of upgrading and down grading – A few apartments have the option of upgrading or down grading the apartment as the need arises. For ex – you have a baby now. You can upgrade the apartment by being charged some extra amount.
