Real EstateCondominiums are also called condos in short form. It is that part of real estate or property which is owned by an individual. It has facilities like an elevator, hallway, heating system etc. A simple definition of condos would be, it is an apartment that the resident owns and is not rented. Condominium therefore is a collection of individual homes as well as the land. You can even rent condo or buy it on lease. Here are a few tips which must be kept in mind when going to rent or lease a condo;

  1. Decide the location or area - List out the areas where you would want to rent a condo. Consider the commuting time as well as the cost. If you have children who need to go to the school you must also consider the commuting time to school. Other than this your condo should be near a hospital in case of an emergency.

  2. Make a list of your requirements for a condo-Take down your requirements such as, two baths, dish washer, pets etc. This list would simplify things.

  3. Good neighborhood – You must also consider your neighborhood as once you have bought the condo it seems to be a very important part. Even before renting the condo you should talk to the neighbors. They will help in scrutinizing whether the repairs get done on time. The temperament of the manager. You should ask them about the things they don’t like in the building.

  4. Asks the manager about shared facilities – You should ask you manager about the shared facilities such as shared laundry, swimming pool, gym, spa etc. You should also enquire about the timings.

  5. Check the security arrangements - You should always check the security arrangements in the building. There should be a security check at the main gate of the building. You should check if all the locks work properly and who all have access to them.

  6. Check about the additional charges – Check if you pay for the utilities. You should confirm the charges with your neighbors. Confirm if there are additional charges for heat, maintenance and air conditioner etc. You should ask the manger about the approximate charges of utilities in winter and summers.

  7. Give a copy of the lease to the manager – The lease has the amount of rent and other rules and regulations such as about pets, and other regulations. This will help you in event of a disharmony in future.
